Internship Job Description
Redbrick LMD will offer two paid summer internships in the real estate field for Ward 8 high school rising seniors. Before the end of the 2017-18 school year, Redbrick LMD will offer internships to two Anacostia or Ballou 11th grade high school students living in Ward 8. The Ward 8 high school interns will participate in a rotational program, and gain exposure to acquisitions, zoning and land use law, design, development, pre-construction, construction, marketing and branding, leasing, property management and asset management. Through exposure to Redbrick LMD’s team and development partners, the high school interns will be mentored and trained by leading real estate experts in the Washington, DC region.
Under the mentorship of the Senior Development Associate and Senior Vice President, the high school interns will be integral members of the Redbrick LMD team responsible for supporting all aspects of the development process. The high school interns must be able to work in a fast-paced, multi-task environment, balancing competing priorities and multiple project assignments.
The high school interns will work 35 hours per week from June to August 2018, and will be paid DC minimum wage. Transportation between the students’ residence and Redbrick office will be provided by Redbrick.
Duties & Responsibilities
Support the Senior Development Associate and Senior Vice President of Development on project management and overall project execution, including (but not limited to) the following:
· Support the development process including feasibility, acquisition, entitlement, predevelopment, permitting, construction, delivery and lease-up.
· Collaborate with acquisition, construction, and finance team members on purchase and sale contracts, construction contracts, construction/permanent debt, project equity, tax increment financing, public/private partnerships, business improvement districts and joint venture agreements.
· Develop, analyze and update project proformas, budgets, schedules and action plans throughout project life-cycle.
· Perform market research, analysis, and site tours of comparable properties in different Metropolitan DC submarkets.
· Assist in creating project update reports to Redbrick LMD directors, executives, partners, lenders and investors.
· Attend meetings, presentations, and negotiations with appropriate local government officials/staff and community groups.
· Design and complete a capstone project that contributes to Redbrick’s work, and culminates with a paper, presentation, or other deliverable.
Skills and Qualifications
· Rising high school seniors at Anacostia High School or Ballou High School.
· Interest in real estate development, acquisitions, finance, property management, or construction.
· Combines effective communication, quantitative, and analytical skills.
Preferred Qualifications
· Previous exposure to real estate development, acquisitions, or construction.
· Previous experience working in an office or professional environment.
· Detail-oriented team players who can problem solve and multi-task to achieve desired project/team goals and deadlines.
· Proficient in MS Office Suite.
